How long does a home inspection take?

+

Most homes take 2–3 hours depending on size, age and condition. Add-on tests like radon and sewer scope run alongside the main inspection.

Should I attend the inspection?

+

You’re welcome to, but it isn’t required. Most clients join for the last 30 minutes, when we walk through the highlights together.

When will I get my report?

+

Within 24 hours, usually the same evening. It’s emailed to you and, if you like, to your agent.

How much does an inspection cost?

+

Pricing is based on square footage and age of the home. Use the instant price calculator for an exact quote in about 10 seconds.

When do I pay?

+

After the inspection, before the report is released. All major cards are accepted.

What if the inspection finds problems?

+

Every home has findings, even new ones. We explain what’s urgent and what can wait, and the report includes a summary you can use for repair requests.

Do you inspect new construction?

+

Yes. We offer phased inspections (foundation, pre-drywall and final) plus an 11-month warranty inspection before the builder warranty ends.

Are you licensed and insured?

+

Yes. We are state-licensed, InterNACHI® certified and carry general liability and errors & omissions insurance.

Can I call you after I move in?

+

Absolutely. Questions about your report are answered for as long as you own the home, at no cost.

Which areas do you serve?

+

Springfield and 17 surrounding towns. See the service areas page for the full list.
